This could mean they owe very little over what they could sell it for or a lot. Regardless of how much they owe, it's "short" sale. In a short sale you put the home on the market for what can be considered under what is owed but a fair market value or better and you obtain the best offer you can and then ask the lien holders on the property, otherwise known as the mortgage companies to "forgive" the difference an allow clear title to close. Although this process can be time consuming and daunting it is in most cases far better to sell in these circumstances for both the homeowner and the lien holders then to allow the home to go into foreclosure. What Does a Realtor do in a short sale? The job of the Realtor is to market the home to sell, price it to get an offer, and aggressively work with the banks that carry the liens on the property to negotiate a short sale based on the offers at hand. These types of sales are far more work and take far more care to handle. It should be performed by an experienced Realtor in order to be handled appropriately. It is a lot of work to keep the beds perpetually made, the kitchen and bathrooms spotless and closets neat. Is it worth the effort?
