The Portland Oregon Home Team is short sale Experts. We help families avoid foreclosure! Many families face financial hardships in these tough economic times; whether losing a job or loss of income, to divorce, to an adjusted payment, whatever the hardship we can help. Many homeowners who face losing their homes wonder what their options are. It's important to understand that foreclosure is NOT always the answer. Why is Foreclosure not always the answer? Homeowners who allow their home to go in to foreclosure could face drastic consequences that they are not aware of. Foreclosure not only has a devastating affect on ones credit for up to 7 years; making it next to impossible to get another home loan, but it can also cost you your job if you are in a security position. An example would be a policeman, Army officer, Navy, Air force or confidential security job any sort. Many banks are also coming after homeowners for deficiency judgments due to a foreclosure. Meaning the loss the bank has to take will be put as a judgment on the individual after the home forecloses. Anytime you apply for credit, housing, etc, this will show up. For some this could mean a large debt owed for the rest of their lives. What is a short sale? A short sale is where a homeowner facing a hardship can no longer keep the home and they owe more on the house then they can sell it for. This could mean they owe very little over what they could sell it for or a lot. Regardless of how much they owe, it's "short" sale. In a short sale you put the home on the market for what can be considered under what is owed but a fair market value or better and you obtain the best offer you can and then ask the lien holders on the property, otherwise known as the mortgage companies to "forgive" the difference an allow clear title to close. Although this process can be time consuming and daunting it is in most cases far better to sell in these circumstances for both the homeowner and the lien holders then to allow the home to go into foreclosure. What Does a Realtor do in a short sale? The job of the Realtor is to market the home to sell, price it to get an offer, and aggressively work with the banks that carry the liens on the property to negotiate a short sale based on the offers at hand. These types of sales are far more work and take far more care to handle. It should be performed by an experienced Realtor in order to be handled appropriately. Anne Stewart & Linda Quinn of Keller Williams Realty Portland Premiere are Certified Distressed Property Experts and have successfully closed 100% of their short sale listings and have helped Homeowners avoid the Foreclosure process. It's important to work with an agent who understands the process, and one who is highly proactive at meeting the necessary objectives required to be successful at closing a short sale. If you are facing a possible foreclosure due to a current hardship, or soon will be facing a hardship, don't wait, call now to start. Time is off the essence!
Cosmetic Improvements >Lighting Up the Sale
Lighting is an important factor to take into account when you are selling your home. Natural and artificial lighting can create a mood that buyers notice when they walk into your home, so don't overlook this significant factor which can favorably influence a potential buyer.
Before your house is shown, walk through each room with an eye to creating a pleasant ambiance through lighting. Accentuate the natural light by keeping curtains open and windows sparkling clean. Arrange your furniture to take advantage of the best view. You may want to install indirect lighting to highlight a vaulted ceiling or to draw attention to indoor plants. Dimmer switches can create simple and inexpensive lighting appeal. Place a lamp and table arrangement in a dark alcove or corner to brighten up the area.
